Scale of Charges for Landlords

Introduction Service£120 (inc VAT) payable in advanced of property being advertised
Let Service£300 (inc VAT) payable for each letting where the tenant is introduced through the agent
Let and Inventory Service£300 (inc VAT) plus inventory service below, deducted by the Agent
Full Management Service12% (plus VAT) of the rent received, deducted by the Agent

The fees under the above service are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

Agree Market rent and find a tenant in accordance with the Landlord Guidelines. Provide guidance on compliance with statutory provisions and letting consents. Carry out accompanied viewings. Market the property and advertise on relevant portals.

Deposit Registration Service

Register landlord and tenant details and protect the security deposit with Government-authorised scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.

Inventory Service

Fee is based on a one bedroom property, one kitchen, one reception and one bathroom.

Minimum Fee

Where the Landlord cancels the Agent’s instruction to provide a management service, the Agent will charge and the Landlord will pay a fee equivalent to 75% of the monthly rental as stated on the Assured Shorthold Tenancy Agreement in situ at that time + VAT. Subject to a minimum fee of £400 + VAT. See 5.2.2.

VAT is payable at the prevailing rate on all our fees. It is included where a fixed amount is quoted but where a percentage is applied to a figure the percentage will be plus VAT.
