Scale of Charges for Landlords

Introduction Service £175 (plus VAT) payable in advanced of property being advertised
Let Service 60% of the initial months rental plus VAT for arranging the tenancy for six months, this includes the advertising, referencing and everything else excluding the inventory. Payable for each letting where the tenant is introduced through the agent
Full Management Service 12% (plus VAT) of the rent received, deducted by the Agent

The fees under the above service are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

Additional Charges

Set Up Fee (Landlords Share) – Managed Property Only
£420 (inc VAT)
Agree Market rent and find a tenant in accordance with the Landlord Guidelines. Provide guidance on compliance with statutory provisions and letting consents. Carry out accompanied viewings. Market the property and advertise on relevant portals.

Deposit Registration Service
£42 (plus VAT)
Register landlord and tenant details and protect the security deposit with Government-authorised scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.

Inventory Service

Professional Hourly Rate

Charged by the Agent when required to carry out any additional services.

Void Property Inspections
£30 (plus VAT) (per visit)

Renewal Fee (Landlord’s Share)
£35 (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

Energy Performance Certificate
£78 (inc VAT)

Major Refurbishment Fee
10% + VAT arrangement fee of the total cost of the works will be charged

Insurance Work Fee
10% + VAT arrangement fee of the total cost of the claim will be charged

Minimum Fee

Where the Landlord cancels the Agent’s instruction to provide a management service, the Agent will charge and the Landlord will pay a fee equivalent to 75% of the monthly rental as stated on the Assured Shorthold Tenancy Agreement in situ at that time + VAT. Subject to a minimum fee of £400 + VAT. See 5.2.2.

VAT is payable at the prevailing rate on all our fees. It is included where a fixed amount is quoted but where a percentage is applied to a figure the percentage will be plus VAT.
