Student Application - Edison Ford Property

So, you’ve found a property through Edison Ford and you’re now looking to take it. Great, you’ve come to the right place!

Before we can rent a property to you though, we need to do a referencing check on your guarantor, this just gives us some background as to who you the person is and some of their financial history. To do this, we need you to complete the application form below.

Terms and Conditions

An administration fee (a one off payment to cover administration and referencing costs) is calculated at £180 PPPP including VAT. This fee is NON-REFUNDABLE should you decide you would no longer like to continue with the property or your referencing is not accepted.

The tenancy requires a guarantor which will be referenced and a letter of guarantee will need to be signed. It is a requirement that the guarantor be a UK resident, over the age of 18 and a full time employed home owner. Please ensure that you have obtained the guarantor’s permission as a credit check will be required.

A deposit for the property will be required which is usually one months rent which is payable when you take the property, along with the administration fee. The first month’s rent will be paid on the day of moving in or before if you wish, either by cash or debit/credit card. Rent is paid monthly in advance and future payments will be by standing order. Some properties exclude utility bills.

A fee of £25 will be charged to the tenant if any cheques are returned by the bank. This is to cover bank charges.

If the Landlord agrees to release you early from your tenancy, then an administration fee of £120 including VAT will be charged. Please be aware that the Landlord will be under no obligation to agree to this.

All tenants over the age of 18 must be included on the tenancy agreement. Where there are the joint tenants, all paperwork must be addressed to all parties.

No pets will be kept in rented properties unless agreed otherwise with the Landlord prior to the tenancy.
