The Bristol Rental Market is Buoyant and Undersupplied – Does That Mean a Guaranteed Tenant?

Within Bristol and the surrounding areas, the rental market is buoyant and undersupplied. However, does that mean a guaranteed tenant? In most cases the answer is yes, rental properties come to market and let within a very short time frame. However, in a recent example with one of our new landlord’s, this was definitely not the case.

The property was a well-presented two bedroom ground floor flat in a good location within Yate not far from the train station. It was initially listed with another agent, but after two weeks, the property was still not rented and had received very little interest. This was unusual as we know that this type of property normally lets quite quickly. However, things soon became clear after seeing the photographs that were used for the marketing of this property.

The Previous Agent’s Photographs

Granted, most rental properties don’t need the same level of presentation as a sale property however, the above photos really did make the property look unappealing and small.

After two weeks and no interest from the previous agent’s marketing, the landlord decided to come to the market with us, and this is the marketing we produced.

After only one week of marketing the property, we had found a great tenant looking for a long-term tenancy.

We feel that this is a great example of the power that a professionally photographed and properly presented property has in finding a good tenant and even though the rental market is buoyant and undersupplied, it’s possible that bad marketing can result in either not finding a tenant at all, or finding ones that are less desirable to a landlord.
